In this model we are bringing in the owner as a partner while also giving them a baseline guarantee. This concept we came up with by watching all the new wholesalers taking an inexperienced person's equity; That they potentially have spent their life accumulating, and giving them a lowball price assuming that person doesn't know where the market is.
With our model we offer the seller a base line price and depending on their equity situation we do a short term land contract or we assume their existing mortgage. The seller remains on title until the deal has completely closed.
We then use our capital to rehab the property then re-sell or re-position the property. Upon the sale on our end the partner who did the deal with us gets a percentage of the final sale price as well as their contract they had with us repaid. it is a Win-Win!
Why you may ask? Because we bring less capital to the table than is typically required and the seller get's a second draw of money from the deal where they normally would be locked in at the low price.
